With ClearPath On-Bill, the balance belongs to the Xcel meter at the house. You still have to deal with that balance when you sell.
What CCEF says happens
The obligation stays with the meter. CCEF says the buyer takes over the payments. You have to disclose the balance.
A Land Records Notice is filed with the county when you close on ClearPath. It records the obligation. It isn't a lien, and CCEF places no lien on the home.
Your two choices
Pay it off. There's no prepayment penalty. You can pay the rest at any time, including from the sale at closing.
Disclose it and let it transfer. The buyer takes over the monthly payment with the heat pump that came with the house. Put it in your disclosures early so it doesn't surprise anyone at the closing table.
Before you list
- Ask CCEF for the current balance and the monthly amount.
- Tell your agent, and add it to your seller's disclosure.
- Decide whether you'll pay it off or let it transfer, and say which in the listing paperwork.
If you plan to sell soon
If you expect to move within a couple of years, a shorter term leaves less to explain. Three years at 4.50% costs more each month than ten years at 5.49%, and much less in total. The monthly payment tool shows both side by side.
